BOOTH / CHAIR RENTAL AGREEMENT
This template is provided for general information only and is not legal advice. Booth and chair rental rules, independent contractor classification, and tax treatment vary by state and country. Have a qualified attorney review this agreement before you sign it, and confirm it meets the laws where your salon operates.
This Booth Rental Agreement ("Agreement") is made between [Salon name] of [salon address] ("Salon"), and [Renter name] of [renter address] ("Renter").
1. RENTED SPACE
The Salon rents to the Renter the following space at the Salon: [booth or station, e.g. Station 3]. The Renter uses this space to provide licensed services to the Renter's own clients.
2. TERM
This agreement begins on [start date] and continues on a month-to-month basis until either party ends it under Section 10.
3. RENT
The Renter pays the Salon rent of [amount] per month. Rent is due [by, e.g. the 1st of each month]. Rent is a flat fee for the space and is not a share of the Renter's earnings.
A late fee may apply to rent that is not paid on time, as agreed in writing by the parties.
4. SECURITY DEPOSIT
If a security deposit is required, the amount and the conditions for its return are stated here and agreed in writing by the parties before move-in.
5. INDEPENDENT CONTRACTOR RELATIONSHIP
The Renter is an independent contractor and not an employee, agent, or partner of the Salon. The Renter sets their own prices, chooses their own working hours, selects and serves their own clients, and controls how their services are performed. The Salon does not direct the Renter's work, set the Renter's schedule, or pay the Renter wages. Nothing in this Agreement creates an employment or joint-venture relationship.
6. LICENSES, TAXES, AND INSURANCE
The Renter maintains, at the Renter's own cost, a current professional license and any permits required to perform their services. The Renter is responsible for their own income, self-employment, and sales taxes, and files their own returns; the Salon does not withhold taxes and may issue a Form 1099 or the local equivalent. The Renter maintains their own professional liability insurance and provides proof on request.
7. USE OF THE SPACE AND WHAT THE SALON PROVIDES
The Renter uses the space only for lawful, licensed professional services and keeps it clean and safe. The Salon provides: [list what is included, e.g. the station and chair, shared reception area, water, electricity, restroom, and use of the waiting area].
8. WHAT THE RENTER PROVIDES
The Renter provides, at the Renter's own cost: [list what the renter supplies, e.g. their own tools, products, back-bar supplies, booking, and payment processing]. The Renter's tools and products remain the Renter's property.
9. CLIENTS AND RECORDS
The Renter's clients are the Renter's clients. The Renter owns their own client list and records and may take them if this Agreement ends. Each party handles personal client information responsibly and in line with applicable privacy law.
10. TERMINATION
Either party may end this Agreement by giving the other at least 30 days' written notice. Either party may end it immediately for a serious breach, such as unpaid rent, loss of a required license, or unsafe or unlawful conduct. On termination, the Renter removes their property and returns any keys or access devices, and any earned rent remains due.
11. CONDUCT AND SALON RULES
The Renter follows reasonable, written Salon rules on hours of access, cleanliness, health and safety, and conduct toward clients and other renters. The Renter is responsible for their own conduct and for the results of their own services.
12. LIABILITY AND INDEMNIFICATION
Each party is responsible for its own acts and omissions. The Renter indemnifies the Salon against claims arising from the Renter's services, and the Salon indemnifies the Renter against claims arising from the Salon's own acts, in each case to the extent allowed by law. Neither party is liable for the other's business debts or taxes.
13. GENERAL
This Agreement is governed by the laws of [state or country]. It is the entire agreement between the parties and replaces any earlier understanding. Any change must be in writing and signed by both parties. If any part is found unenforceable, the rest stays in effect.

Booth and chair rental is how a large share of salons work: the salon rents a station to a licensed professional who runs their own book of clients. A written agreement keeps the arrangement clear. It states what the renter pays, what the salon provides, and that the renter is an independent contractor who sets their own prices and hours, not an employee. That distinction matters for taxes and for how each side is treated under the law.
Be specific about the money: the rent, when it is due, any deposit, and any late fee. Be specific about the space and access, about who supplies tools and products, and about how much notice ends the agreement. Spell out that each party keeps their own clients and records. Getting these in writing before anyone moves in prevents most disputes.
